Before the home goes on the market there are several tasks that need to be completed in order to get the home on market. This includes completing the necessary paperwork, pricing, photographing, getting a sign in the yard and a lockbox on location.
One of the biggest questions we get is in relation to pricing. We do our best to price competitively against all other active homes on the market in order to ensure the sale of the property. Any buyer thats is looking at your homes is also likely looking at others in the area. It does us no good to put a home on a market if there are multiple similar properties priced below us, regardless of marketing. We also look at Sold homes in consideration for our pricing as this is what homes in the area are currently valued at in the area. This is our ultimate goal and where we wish to be.
Once the home is placed on market is when we can start attracting the attention of active buyers. Since we are in a second home market and there isn’t as great a sense of urgency compared to more metropolitan areas like Charlotte and Raleigh. Owning a home up in the High County is usually more of a “want” than a “need” and is the reasoning behind our high time on market. Currently the average time on market is about 6 months.
During this time we expect to see inquires on the home and for showings to occur. It is important that the home be ready and available to show as often as possible to get more buyer traffic in the house and facilitate an offer quicker.
After buyers view the property we hope to see offers come in. This is when the buyer can request to purchase the property at a lesser, at or above amount. We can either choose to accept, reject or counter these offers. Based upon the comps we have and ability to price the home competitively we hope to encourage more offers from more buyers and achieve maximum dollar value for the home. Once terms are agreed upon and the home goes under contract the buyer will enter their “due diligence” period. This is the time in which the buyer will conduct their inspections and deem if there are any problems noted with the home that weren’t presented prior. The buyer can either request repairs be made or for concessions that too can be negotiated on. Once due diligence end and the buyer is happy, an attorney will begin title work and prepare for closing.
